The site was small and triangular, on the fringes of the CBD, with significant level changes around the perimeter. This meant that five levels were possible within a limited height. Nature is never far away, making a pleasant environment with excellent outlooks from within.
"This modest scale commercial development fits comfortably in its urban surroundings and makes
the most of its awkward, steeply sloped triangular site. The resulting structure belies its five levels.
The brick cladding, an unexpected material in Queenstown, relates well to its setting adjacent to
the densely treed reserve and the chunky precast concrete frame to both the south west corner
anchors the building to the site.
Sunshades to the western elevation help control gain as well as providing further visual texture to
an otherwise solid wall."
